How can I reserve one of your apartments?

You may choose the property you would like to stay in from the Book Now title on our home page. Enter your preferred date and check availability. In case that particular property is fully occupied, you may change the property name and try again.

What methods of payment do you accept?

Our reservations can be paid using, MasterCard, Visa, and American Express.

We also accept direct bank transfers, but these must be approved by a supervisor and cannot be offered on In order to request a bank transfer as a form of payment, please email


What are amenity fees and why am I being charged for them on my reservation?

Here at Dharma Home Suites, we are proud of the level of privacy and independence that we offer our guests.  However, we understand the need to have a customer support and housekeeping department available to our guests on demand. The amenity fees that all of our guests buy in to ensure that your stay with Dharma Home Suites offers the “Dharma Experience” with all the added comprehensive benefits of a hotel.

Here is what your amenity fees provide:

  • Professional cleaning of your suite before check in and after checkout
  • Luggage storage, which can be used before check in and after check out
  • Premium TV, Wireless Internet, and Phone Package available in all of our suites.

Why did I receive a request to fill out a credit card authorization form?

For security purposes, we request that credit card holders, who will not be checking into our properties, provide us a Credit Card Authorization Form. This is done in an effort to secure and protect the identity of all of our guests at Dharma Home Suites.

A reservation with a final price that is equal to or exceeds $2,500 will also be asked for a credit card authorization form.

A guest may also be asked to provide a credit card authorization form when directly updating their credit card with us.

What is due at the time of booking?

The total price of the reservation will be charged on the day of booking on non-refundable bookings or last-minute bookings.

How can I reach New York City from my suite?

Regardless of the building you choose in Jersey City, you will be within walking distance to a PATH Train Station and the New York Ferry. You may take both of these forms of transportation for a low cost into New York City.

If you are staying in our Hoboken property, you are a short bus stop away from transportation guide to help you get into New York City.

How do I access the suite/ how do I check-in?

For our Grove Station I, Grove Station II, and Hoboken properties you will receive detailed check-in instructions 48 to 72 hours before your check-in date.

For all our other properties, when you report to the 24-hour front desk, please present your identification to be given your suite keys. Only a passport or government issued identification will be accepted

What if I arrive quite early/very late?

In case your travel plans are not in conjunction with our check-in time, please let us know in advance by emailing

What are your check-in and check-out times?

Our standard check-in time is after 3pm and checkout time is before 11am. We will try to accommodate requests for early check-in or late checkouts, subject to suite availability.

Please contact us by phone or email as soon as possible if you need to check-in early or check-out late. Extra charges may apply

Can I store my luggage somewhere before check-in or after check-out?

Please contact us regarding any such request at the time of your reservation or as soon as possible.  We must be notified 48 to 72 hours before your check in date to arrange this complimentary service.

Do you provide linen and towels?

Yes, we provide fresh linens and towels during your stay. Linens and towels are provided based on the number of guests that are reported at the time of the booking. If additional towels and linens are needed, please make sure to contact us by phone or email.

Do you offer free parking?

Our Miami Properties all have one complimentary parking space and this can be arranged at the front desk at the time of your arrival.

For our Hoboken, Grove Station I, and Arts District property, there is no onsite parking. Please see nearest public parking garages and their pricing below:

For all of our other properties, there is onsite parking but the parking fee is not included in the apartment rate. Dharma does NOT operate parking in these buildings. Parking is managed by a third party company. DO NOT PARK in reserved spaces or spaced marked “Future Residents.”

What happens if I lose my key?

In case of loss of key, Dharma Home Suites reserves the right to deduct $225 per lost key & $200 per lost pool pass from the credit card provided at the time of booking.

Where do I leave the keys?

You may leave your suite keys on the dining room table inside the suite at check out. Please do not leave your suite keys at the front desk.

Do you provide daily housekeeping service?

We do not provide daily housekeeping service. One complimentary cleaning is included in your stay if you stay 8 days or more. Should you wish for cleaning service during your short stay, we can arrange for that at an additional cost.

What is the cancellation & deposit policy?

Any promotional and discounted rates are non-refundable and cannot be modified after the booking is confirmed.

For all other reservations, any reservation that is canceled or modified up to 30 days before the date of arrival, 100% of the total price of the reservation will be charged.

A prepayment of the total price will be charged anytime after booking prior to arrival. For Discounted rates, full prepayment is charged at time of booking.
